1. Discovery Period (It all begins with a conversation)

We start with a phone consultation to understand your vision, your goals, and the overall scope of your project. This isn’t just about square footage and finishes—it’s about understanding what home means to you.
During this phase, we also explore:
- Client expectations and wants
- Your budget expectations
- Land acquisition (if you haven’t secured a lot yet)
- Loan or financing options (if needed)
- Cash flow planning (if you’re self-funding)
To simplify the process, we offer access to our partner network of trusted real estate agents and loan agencies. With their help, land search and financing consultations become smooth and stress-free.
2. Land Development
Once a suitable lot is identified (or confirmed), our team gets to work verifying the land status—ensuring it’s build-ready, legally clear, and properly zoned.
We also assess the project design status (whether you’re starting from scratch or building on existing ideas) and revisit your budget alignment based on the land’s features and requirements.
3. Pre-Design & Design Stage
This is where your vision begins to take shape.
We work with you to define:
- Material specifications
- Architectural and structural designs
- Aesthetic and functional priorities
Our design process is collaborative and client-focused. You’ll participate in design reviews and approvals, ensuring the final plans reflect your desires, lifestyle, and budget.

4. Budget & Approval Stage
With the design in hand, we develop a precise cost estimate, itemizing every aspect of the build. You’ll review the estimate with our team, and together we’ll refine it to meet your expectations. Once finalized, your approved budget becomes the foundation for the construction build.
5. Contract Stage
Next, we formalize everything in a detailed construction contract.
This document outlines:
- Scope of work
- Construction timeline
- Payment structure
- Legal responsibilities and protections
You’ll have time to review and request changes. Once you’re fully satisfied, we proceed with the contract signing, officially launching our partnership.

6. Permitting Stage
Permitting can be complex, but we’ve got you covered.
We handle the application preparation, review, and submission based on your region’s requirements. Because permitting standards vary by location, working with us gives you a major advantage: we’re already familiar with regional codes and processes across multiple jurisdictions.
As a result, our permit approvals typically take just 30 to 60 days—a timeline we’re proud of.
7. Pre-Construction Meeting
Before breaking ground, we meet with you to walk through everything. This is usually to cover a range of the project parameters, which include;
- The project schedule
- Risk management plans (to minimize surprises)
- Potential problems and how to mitigate or handle them during the course of the project
- Final shop drawings and technical submittals
This meeting ensures everyone is aligned and ready for the exciting phase ahead.

8. Building Construction
Now, the real transformation begins.
Our construction phase includes:
- Grading work to prepare the land
- Foundation pouring
- Structural framing
- Installation of MEP (Mechanical, Electrical, Plumbing) rough systems
- Pre-drywall walkthrough with you to inspect and approve progress
- Final build completion/MEP rough
- A complete site clean-up, leaving your home pristine and move-in ready
9. Project Close-Out
Once the project build is complete, it’s just about time for the project close-out.

- A detailed initial walkthrough to catch final touch-ups
